If a friend asked me for advice on what kind of car to buy, I’d tell them that it depends. It depends on whether it will be used for leisure, business, or family outings. It depends on what they can afford and whether they prefer comfort or style.
n general, what you invest in will depend on what type of investor you are. A variety of factors determine the type of investor you are. Investments can be different for people in their 30s compared to people in their 50s, for example.
Are you looking for fast growth, or are you looking for capital gain? Do you want that security, and do you want dividends? I personally don’t like stocks, so I’m not a stock market guy when it comes to my investments. I’m more of a a real estate guy, but some of my friends do well investing in the stock market.
Part of the reason I don’t like investing in stocks is because it’s not something that I have control over, and I’m the type of investor who likes to have some control. I don’t like the fact that I put in the money, and I can’t call the CEO and say, “Hey, I don’t like the way you’re spending money on these unnecessary expenses.”
I like control when it comes to investing. I like control in terms of the finances and the decisions. I like investing in businesses, because I have a say and some form of control. I am listened to. I also like investing in real estate because I have control over taxes, I have control over the cash flow, I have control over the appreciation, and a lot of different things. It’s also a slower, more stable investment.
As you get older, you might want investments that protect your capital. When you are younger, you can be a little bit more aggressive, because you’re looking for quick growth – and that capital isn’t there yet. The problem is, people ask that me for advice on what to invest in are often looking for an easy answer. There is no easy answer, as the answer depends on a host of factors. Most of the time, you haven’t done your due diligence, and that’s why you’re asking me. You haven’t done your research.
If you haven’t done your research and you don’t know what you’re interested in, anything can sound like a good idea. Someone on Facebook is talking about cryptocurrency? Oh, that sounds like a good idea. Your friend gives you a hot tip on the stock market? Yeah, let’s jump on that, right? Wrong. As an investor, you need to be clear, familiar, and have solid research.
Consider this: Are you capital gain investor or are you a cash flow investor? I’m a cash flow investor. A capital gain investor means that you can expect an appreciation, and you can expect a certain amount of appreciation within a certain amount of time. You are making money on the upside in the spread. Cash flow investors, on the other hand, we’re looking for that consistent cash flow that our investment will reliably produce for us. We don’t look tend to invest in something where if we put in X, hopefully in six months, one year or five years, it’ll go up to Y. No me, that’s speculation. Nobody can predict, and nobody can be sure. There’s no guarantee of that upside.
I like cash flow investing where if I invest in something, I know there’s a certain return. Let’s say there’s a 10% return. I know that every year, I’m getting 10% return back, so if it’s 10%, no changes, it’ll take me 10 years to get all my money back. However, if there are things that I could do, in terms of The investment, where I could add value to it, that’s even better. A piece of real estate, for example, where are you buy the property, you fix it up, you add value to it over time, and increase the value of the property – that makes the most sense to me
In my opinion, if you’re making less than 250,000 per year, the best investment you can make is in yourself. Invest in upgrading your skills. Invest in upgrading your knowledge. Your earning ability is improved when your own abilities are improved.
Let’s say you’re a consultant, and you’re making 250,000 per year. You sign up for an educational workshop, and you learn how to serve more people. The workshop costs you $10,000, but what you learned in it can earn you an extra $50,000 per year. That $10,000 investment that you invested in yourself and in your own education, produced a return of $50,000. That’s a 500% return. You probably can’t get a return that good in any other type of investment right now. So, when in doubt, and when your income is not there, invest in yourself. You simply can’t go wrong when you invest in yourself, as this will be the most profitable investment for you
Once you have invested in yourself and your income has increased, then you can invest in your business, invest in your marketing, and acquire those customers. Once you have the money, you can invest in other things, too.
Only invest in something you understand. Don’t let greed control you. Don’t feel like you’re missing out on an investment. You’re not missing out on anything because there’s always another deal, and there’s always another investment. So, there you have it. Do your research. Invest in something you understand, and when in doubt, invest in yourself.
